Long summers, wet winters
Modesto roofs face two very different seasons. Summers are long and hot, and the sun breaks down asphalt shingles, sealants and some flat-roof membranes over time. Winters bring most of the year's rain, and with it the leaks that summer wear set up. Plan inspections and repairs for late summer or early fall, after the heat has done its work and before the rainy season starts.
Fog, shade and moss
Winter tule fog can settle over the San Joaquin Valley for days, keeping shaded roof slopes damp. North-facing slopes and roofs under trees can grow moss and algae, which hold moisture against the roofing and can lift shingles over time. Gentle cleaning, trimming branches to let in light and air, and zinc or copper strips near the ridge can help. Avoid pressure washing shingles, which strips granules and shortens their life.
Dust and debris
Modesto's valley setting means roofs and gutters collect dust, leaves and debris, and gutters near orchards or large trees can fill quickly. Stanislaus County is also part of the San Joaquin Valley area the EPA has classified as not meeting federal fine-particle standards, and fine dust settles in gutters and valleys along with leaves. Clean gutters in fall and again after windy stretches in winter, so rain flows away from the house instead of over the fascia.
Tile and composition roofs
Many Modesto homes have composition shingle roofs, and others have concrete tile. With tile, leaks usually come from aging underlayment or flashing, not the tiles. A tile re-roof often means removing the tiles, installing new underlayment and flashing, and reinstalling the original tiles, replacing any that are cracked. Ask the contractor how they'll handle broken tiles and whether replacement tiles will match.
Ventilation and heat
Hot attics shorten roof life and raise cooling costs. When you replace a roof, ask about balanced attic ventilation, with intake vents at the eaves and exhaust vents near the ridge. If the house has a mix of vent types, a contractor should explain whether they work together or short-circuit each other. Make sure bathroom and kitchen exhaust fans vent outdoors rather than into the attic.
Before you hire
Ask Modesto roofers about their experience with tile underlayment replacement, how they'll improve attic ventilation, and how they'll protect your yard and landscaping during a tear-off. Ask for a written scope that lists how damaged decking will be priced, the permit, the schedule and the warranty.
When to inspect
A good routine in Modesto is an inspection in late summer or early fall, gutter cleaning before and during the rainy season, and a look at the attic after the first big storm. After high winds, check from the ground for lifted or missing shingles and displaced tiles, and have them repaired before the next rain.
Repair or replace?
A roof that has one leak from a failed pipe boot or a short stretch of flashing usually needs a repair, not a replacement. A roof with widespread granule loss, many cracked or curled shingles, or leaks in several places is a better candidate for replacement. Ask any contractor recommending replacement to show you photos of the problems they found, and ask what a repair would cost so you can compare.
