Costs set by rules, not by guesses
Every roof quote in Huntsville is different, because labor and material prices depend on the house, the pitch and the shingle line. What does not change from job to job are the public rules that shape the price: the state license threshold, the city's permit formula and the inspection steps. This guide covers those, so you can compare quotes on even ground.
The state license line
Since January 1, 2019, residential roofing in Alabama costing more than $2,500 requires a Home Builders Licensure Board Roofers License, along with a $10,000 bond. Nearly every full replacement is over that threshold. Ask for the license number in writing and look it up with the board before you sign.
How the city prices the permit
The City of Huntsville calculates residential building permits other than new houses as the total contracting price times 0.0055. A roof permit's cost is therefore tied directly to the price of the contract. Ask each roofer whether a permit will be pulled and whether its cost is in the quote. A roofer who is reluctant to pull a permit is a warning sign.
What north Alabama weather demands
NOAA's engineering weather data for the Huntsville/Madison station lists a 50-year basic wind speed of 90 mph and a 100-year rainfall rate of 3.5 inches per hour. Hail is the bigger story: the National Weather Service in Huntsville calls the May 2, 2003 hailstorm one of the costliest in Alabama history, with over 30,000 insurance claims and over $50 million in damage. When you choose materials, ask about:
- the shingle's wind rating and the nailing pattern needed to get it;
- impact-resistant shingle options and whether your insurer offers any premium credit for them;
- underlayment and flashing details at valleys and walls.
Reading a quote
Ask for each of these as a separate line:
- tear-off and disposal, including how many layers;
- decking repair, with a price per sheet;
- underlayment and ice-and-water membrane locations;
- flashing, drip edge, pipe boots and vents;
- ridge ventilation and how attic airflow will be balanced;
- permit and final cleanup.
Two quotes with the same bottom line can cover very different work. A per-sheet decking price protects you from an open-ended change order.
After a storm
Photograph damage from the ground, tarp if water is coming in, and call your insurer. Do not sign a contract that assigns your insurance proceeds to a roofer before you have an adjuster's estimate, and be wary of door-to-door crews from out of state after big storms.
At the finish
Ask for the inspection result, the manufacturer's warranty registration and a written workmanship warranty. Keep all of it with the permit number and the final invoice.
